Annual Registration Fee: $150.00 due before January 1st annually
Property Owner must register each rental property with the Administration Office annually; Landlord/Rental Property Registration Form and $150.00 annual fee must be submitted by or before January 1st each year. Failure to register will result in a fine of $200.00 per rental and tenants will be banned from use of any and all Association facilities and amenities. Registration must include proof of registration with Lehman Township under Ordinance #135
Each Property Owner wishing to rent their properties must be considered “In Good Standing” with the association which means all dues, approved payment plans, fines and citations are paid to date.

The deeded property owner of the rental is the person responsible for compliance with the provisions of all Association Regulations and Lehman Township Ordinance # 135
Section 3. Release and Indemnification (must initial each item below to indicate agreement to the Release and Indemnification)
Release: The undersigned (including the owner, applicant and/or manager), and their personal representatives, heirs, successors and assigns, do hereby release, remise, acquit, quitclaim and forever discharge Pocono Ranch Lands Property Owners Association and its Board of Directors, employees, contractors, consultants, successors and assigns (collectively “Pocono Ranch Lands” or “the Association”) of and from all claims and losses, known or unknown, which they have against the Association with respect to any and all losses or damages or actions or causes of action for personal injury, property damage, or wrongful death (including court costs and attorney fees) occurring as a result of the short-term rental. Indemnification: The undersigned (including the owner, applicant and/or manager), and their personal representatives, heirs, successors and assigns, agree that in the event any claim for personal injury, property damage, or wrongful death shall be claimed against Pocono Ranch Lands Property Owners Association and its Board of Directors, employees, contractors, consultants, successors and assigns (collectively “Pocono Ranch Lands” or “the Association”), the undersigned will indemnify and hold harmless the Association from any and all claims or causes of action by the undersigned or by any other person or entity, by whomever or wherever made or presented, and under no circumstances will the undersigned present any claim against the Association for any reason. NOTE: Sleeping Space: 70 square feet is the minimum required for a room to be occupied by one person and 50 square feet per person is the minimum required for a room occupied by more than one person. See Chapter 4m of the 2015 IPMC attached.
Number of off-street parking spaces (driveway/garage): __________ (short-term rentals only)
NOTE: As Lehman Township Ordinance #135; a minimum of one off-street parking space is required for each bedroom in the short-term rental. However, the maximum number of vehicles allowed at the short-term rental shall be limited to the available number of off-street parking spaces provided on the same property as the short-term rental.
Use of Short-Term Rental is strictly limited to overnight lodging accommodations. Short-term rental properties may not be used as a venue for weddings; conferences or similar events at any time for any reason.

Prior to Occupancy, the Owner/Manager shall obtain the name, address and driver’s license copy or passport copy of the primary adult occupant of rental property. The Owner/Manager shall require that same adult to sign a formal acknowledgement that they (primary adult occupant) are legally responsible for compliance by all occupants and guests of the rental with the provisions of Lehman Township’s Ordinance #135 and the Association’s governing documents, rules and regulations.
